Currently Renting but Thinking About Buying?

Are you currently renting but thinking of buying during the spring market?  This will be probably one of your easiest moves because you have the ability to approach any home you wish to purchase with a clean offer, meaning your offer will probably be based on financing, a home inspection, and insurance. Your offer will not include the sale of a property which would make your offer less desirable. 

One thing to remember when going from a renter to home owner is that you are obligated to give your landlord 60 days written notice once you have a firm offer on a home.  Your 60 days will end at the last day of the month (since you're rent is for a full month) therefore most buyers will opt to make closing a week or two before the end of their 60 days.   That way they can move in at their own leisure and perhaps do any necessary painting or updating they want to do before moving in.  Just keep this in mind and remember if considering a quick closing that you must give your landlord proper notice!
