Lately, I have been getting emails and talking to people who are getting ready to buy over the next few months. They are not sure how to get started or what to do. Here are the first few steps you should take to buy your first home.
1) Get pre-approved: If you're not pre-approved, you will not know how much you can afford. Sometimes you can afford more than you think! It is definitely the first step you need to take in order to get started. If you do not know a mortgage professional, I would be happy to refer you to the people I believe are the best mortgage professionals in the area.
2) Making a List: Once you know how much you can afford, I would suggest going on Realtor.ca to see what is available in your price range in the areas you like. From there, you can make your needs and wants list. This is a list of things you must have (i.e. 3 bedrooms because you have 2 kids) and things you would like (i.e. hardwood floors). If you do a little bit of research online before you start seriously looking it will allow you to have realistic expectations on what you can afford and save you from disappointment if your money does not stretch as far as you would like it to.
3) Interview Realtors: Once you have your pre-approval and you have made your list, you are ready to find the right Realtor for you. Different Realtors have different ways to doing business, but one is sure to suit you! Meet up with your agent; give them your list, let them make the appointments and gather information in order for you to have a stress-free experience buying your first home.
